- Someone with real estate experience (a landlord of more than one cash flow positive property or flipped more than three houses in the last 5 years).
- Someone with consistent, reliable, and sustainable income.
- Someone with a credit score of at least 650, trending upward if trending at all.
- Someone with some cash. Someone who can put down 25% on their next project.

Next, complete application: Applying is easy. Simply apply online and one of our helpful account executives will get in contact with you to finish the process. You will receive the final application to sign digitally.
Then, order the appraisal: Simply order an appraisal through one of our approved appraisal partners. Whether or not you choose to fund the loan with us or not, the appraisal is yours to keep. Your loan goes to processing as soon as we get the appraisal back.
Finally, get funded and close: We get you your money fast–in weeks, not months. Because we are fully funded, we don’t have waiting periods. Our typical funding time from application to close is 29 days.
